First, we will conduct a visual inspection of the door which includes:

  • The fire resisting qualities of the door hinges and hardware
  • The condition, fitting and operation of the hinges and hardware
  • A review of the door signage
  • An inspection of the locks and latches
  • An inspection of any vision panels, glazing and a review of their sustainability
  • An inspection of the cold smoke seals
  • An inspection of the intumescent strips
  • An assessment of the fire resisting qualities, including the doors thickness
  • A visual inspection of the door frame
  • A review of the materials used in the installation

We will also provide a clear action plan, outlining any defects that we see with clear photographic evidence so you can easily see where we suggest remedial action.

Who can legally inspect a fire door?

Anyone who fits under the category of a ‘Responsible Person’ can legally carry out a fire door inspection, as outlined in the Regulatory Reform (Fire Safety) Order 2005.

Fire door inspection reports

Once the fire door has been inspected by the designated responsible person, it is vital that the findings are documented. 

The fire door inspection report must include:

  • The exact location of the fire door being inspected
  • Any deficiencies
  • Observations
  • Compliance issues
  • Exact descriptions of the issues
  • Any remedial actions that need to be made and how they should be made

The fire door inspection report should be shared with the relevant stakeholders. This typically includes buildings managers, facility maintenance teams and safety officers. This ensures that everyone is aware of the current status of the fire doors and any urgent issues that need to be addressed.

How often should a fire door be inspected?

Under the Regulatory Reform (Fire Safety) Order 2005, it is recommended that fire doors are inspected every 6 months.

However, more frequent inspections might be necessary in high traffic areas where the doors are used more regularly or exposed to harsher conditions.


The frequency of a fire door inspection may also vary on local area requirements, industry standards and even insurance providers. Although keeping all of this in mind, you should still ensure they are checked at least once every six months.

The Regulatory Reform (Fire Safety) Order 2005 states that fire doors are a legal requirement in all non-domestic properties, including businesses, commercial premises and public buildings. They are also required in residential flats and houses with multiple occupancies. 

There are two types of fire doors which you may have heard of: FD30 and FD60. These doors refer to the amount of minutes they provide smoke and fire protection for. 

Under the Code of Practice for Fire Door Assemblies, any fire door installed in a premises needs to provide a similar level of resistance to the fixed elements within the building, such as the walls and floors.
